It appears that it isn’t only buyer agents who commit faux pauxs by contacting sellers directly. (See my previous post.) This week a buyer who knew a Norwood Park property was listed with me and even had his own agent called one of the sellers directly. One of the reasons sellers list their property with an agent is so that they don’t have to deal directly with buyers. Buyers who try to circumvent the agent to agent communication process typically annoy the seller which doesn’t help the buyer’s negotiating position.

Yesterday another Realtor committed a major faux paux. He called one of my sellers directly. In a transaction, an agent should never contact the other agent’s client without permission. I just had to stop and take pictures while driving to meet a client in the Barrington Area a couple of days ago. The humble abode shown is certainly not your typical Barrington property. However, I was especially struck by the for sale by owner sign in front of it. 6 bedrooms & 4+ baths??? Then I realized the sign was for the home set far back on the property. From a listing agent’s perspective, I would have no idea how to adjust the price for this additional feature! ... more
